The steps involved in the planning process
1. The local plan sets the development criteria and sites available for a 10 year plus period. It's created by planning officials working for the local authority based on central government guidelines and subject to review and local consultation. The current local plan was created in 2001.
2. Planning In Principle (Outline) can be applied for to set general sizes, configurations and styles of building. It ensures the principle or outline of building is approved in advance of further detail, expense and work.
3. Detailed Planning is submitted after ensuring that the previous two steps have been satisfied. Its not strictly necessary to have either explicitly granted before applying for detailed planning, but it helps if these processes have been completed and achieved. Detailed planning applications include much more information. Detail of materials, external appearance, doors, windows and internal room configurations are required.
4. The final level of detail is included in the Building Warrant application. This includes detail on light fittings, power points, kitchen units, sanitary ware and plumming as well as engineering and insulation values to ensure your new home is compliant with and built to modern standards.
Current Local Structure Plan - Rural Business Use
The development should not have an adverse impact on the amenity of adjoining occupiers and be compatible in land use terms with surrounding land uses.
To facilitate “working from home” single houses in association with the development may be permitted.
Businesses which because of their scale or character would be more appropriately located in a dedicated business or industrial estate will not be permitted.
